The
land preparation of 380 Hectares of Baharestan New Town

The
land preparation plan that covers 380 hectares is subsequent
to a previous plan of 200 hectares for the same town.
This plan consists of 12 blocks and accommodates more
than 66000 people. The residential units sum up to 12000
and are organized in three groups: Single-family units,
multiple family units and the apartment compounds.
The apartments are devise in two categories: 7 story apartments
that are located on the edge of the city blocks and 4
story apartments situated in the core of toe city blocks.
The facilities of each block are organized around the
core and lead to regional focal points. This preparation
plan provides educational facilities up to the level of
high schools and technical schools. 40% of the land area
is allocate d to residential facilities, 35% to communicational
facilities, 15% to general facilities, 35% to communication
facilities and the rest is allocated to green space.
In this project, we have attempted to deploy and progressively
promote the principles of Iranian traditional urban design
methods.
